What we clear (and what we don't)
Standard household contents — sofas, beds, wardrobes, dining sets, white goods, electronics, clothing, kitchenware, books, garden furniture, tools, bric-à-brac and general waste. WEEE-class items (fridges, freezers, TVs) handled under the producer-responsibility scheme. We also handle paints, oils and small chemical containers where volumes are domestic. Items in good condition are donated to local charities including Sense Scotland and the Ayrshire Hospice wherever possible.
Valuables & sentimental items
We always check with you first. Anything that looks valuable or sentimental is set aside — never disposed of or donated without your say-so. We'll send you photos and ask what you'd like us to do. In the past we've even posted items back to customers.
Probate & deceased estate clearances
We work with solicitors and executors across Ayr, Kilmarnock, Largs, Troon and Prestwick. Our process: sealed-room option (one room kept locked until family arrives), and careful handling so anything sentimental, valuable or legally important stays with the family — we always check with you first, set things aside, and share photos before anything moves on. Quotes can be issued in the deceased's estate name for direct settlement from the estate account.
Landlord & end-of-tenancy clearances
Abandoned tenancy clearances follow the Housing (Scotland) Act 1988 abandonment procedure where required — we hold uplifted items for 28 days on request, provide photographic inventory, and issue invoices in your letting agency's name. Turnaround between tenants is typically 48 hours from call. Bond-deductible work itemised on the invoice for First-Tier Tribunal evidence.
Hoarded property clearances
Severe hoards (Clutter Image Rating 6–9) handled with full PPE, room sealing, and where required, environmental health liaison. We've cleared 4-bed properties with floor-to-ceiling contents in 3–4 days. No additional charge for accumulated waste density — the quote is based on van loads, not 'difficulty'. Sensitive, judgement-free crew — and we always check with you first on anything that looks valuable or sentimental, setting it aside and sharing photos before anything moves on.
Residential vs commercial differences
Residential clearances run with 2–3 crew and 3.5t vans, typically £250–£1,800 depending on property size, contents and access (1-bed up to 4-bed / hoarded). Commercial clearances (offices, retail, end-of-lease) often need out-of-hours access, careful handling of data-bearing IT, and a 7.5t with tail-lift — see our Commercial Property Clearance page. Minimum uplift £45. Prices are a guide only — final quote confirmed on site or by phone.
POPs-Compliant, Responsible Disposal
Old sofas, armchairs and other upholstered furniture can contain Persistent Organic Pollutants (POPs) — harmful flame-retardant chemicals. In line with SEPA's guidance, we keep waste upholstered domestic seating separate from other waste and send it for proper incineration rather than landfill, so these substances are safely destroyed. We are a SEPA registered waste carrier (WCR/R/1137430) and recycle responsibly at the appropriate licensed facilities. A Waste Transfer Note is available on request.
