Overview

## Loft Clearance explained — in plain English.

### What it is
Complete (or partial) clearance of attic and loft spaces — items carried down by trained crew, sorted on the landing, removed by van. Includes floor and stair protection during the carry-down.

### Who it's for
Anyone selling a house, downsizing, dealing with a bereavement, handling probate, or who simply hasn't been in their loft since 2003 and wants the space back for insulation, conversion or storage.

### When you need it
Before a loft conversion, before a house sale (surveyors look in lofts), during downsizing, after inheriting a property, or before topping-up insulation (you can't insulate around 30 years of boxes).

### Why professional
Loft clearance is one of the highest-risk DIY jobs — loft falls are a common and serious injury risk, especially for the over-50s. A trained two-person crew with proper kit clears in three hours what would take you two weekends and a back injury.

If you leave it

## What it costs to put this off.

- Heavily-loaded lofts can put strain on ceilings over time, and putting things right can be costly.
- Stored cardboard, paper and old soft furnishings add significant fire load to a property — clearing them lowers the risk.
- You can't top up loft insulation effectively over years of accumulated boxes — and poor insulation means higher energy bills (the recommended depth is around 270mm).

Common mistakes

## The traps to avoid.

- Going up the loft ladder with both hands full — a common cause of loft-related falls.
- Throwing boxes down through the hatch — landing damage to floors, walls and ankles is common and expensive.
- Skipping the sort and binning everything — old photo albums, deeds, war medals, vinyl records and inherited china routinely surface in lofts and shouldn't reach the tip.

Our process

## How a typical loft clearance runs.
Same process every job — from your first call to the final tidy-up.

- 01
### Free site assessment
We visit (or review your photos) and, once we've seen the job in person, give you a clear, written, fixed-price quote — no hourly clock, no surprise disposal fees. Once it's in writing, the price won't change.

- 02
### Hatch & access prep
Dust sheets on landing carpets and stairs. Hatch checked. Headtorches on. Ladder secured.

- 03
### Carry-down & sort
Items brought down two-person, sorted into keep / scrap / dispose on the landing. You make the calls on anything sentimental.

- 04
### Loft left tidy
Insulation re-spread evenly. Loose paper and dust hoovered. Hatch closed and left as we found it (or better).

- 05
### Final tidy & sign-off
Doors locked, keys returned, property left tidy. Where a property is being resold or re-let we can arrange cleaners to come in. SEPA waste transfer note available on request.

Benefits

## What you actually getwhen you book SK.

### Carry-down included
You never go up the ladder. We carry everything down, two-person, no risk of dropped boxes.

### Floor & stair protection
Dust sheets and carpet runners standard — no marks on the way down.

### Sort, don't just dump
Sentimental items, valuables, documents and photos surface and stay with you. Nothing goes in the van you haven't seen.

### Insulation friendly
Insulation re-spread evenly so you (or your loft converter) start from a clean, level base.

### Fixed price, fast booking
Quoted by loft size — firm price confirmed in writing once we've seen the job in person or from your photos. No hourly clock, no surprise disposal fees.

### Ceiling-joist safe
Crew walk on boarded sections only. No accidental foot-through-the-ceiling — and we're insured if anything ever did happen.

In detail

## Everything that falls under loft clearance.

### Standard residential loft clearance
Most Ayrshire houses have 20–40 boxes plus old suitcases, broken furniture, Christmas decorations, kids' toys and the inevitable rolls of unused carpet. Two-person crew clears a standard semi loft in 2–3 hours. Loose-laid loft boards lifted if needed to access items behind purlins.

### Hoarded or 'full to the rafters' lofts
Lofts so full you can't see the back wall — typically 4–6 hours for two crew. Insulation often completely compressed and needs re-spreading after. We've cleared lofts with 60+ years of accumulation in a single visit.

### Pre-loft-conversion clearance
If a loft conversion is booked, we clear and prep — including lifting old loose-laid boards, bagging fibreglass insulation for the conversion team, and noting any visible roof issues (slipped tiles, daylight, condensation marks) so you can flag them to the converter before quotes go in.

### What we find (and protect)
Routinely surfaced from Ayrshire lofts: war medals, photo albums, share certificates, old passports, deeds, vinyl records (some valuable), 1950s–80s toys with collector value, antique luggage, old tools. We flag and set aside — nothing leaves until you've seen it.

### Hazards we plan for
Old fibreglass insulation (skin irritant — PPE worn), bird and rodent droppings (mask + PPE), wasp nests (assessed before entry — live nests need pest control first), exposed nails and rough purlins, and the simple fact that loft floors are usually only joists with no boarding. Two-person crew, headtorches, kneeling boards.

FAQ

## Loft Clearancequestions answered.

How much does a loft clearance cost?+Loft clearance typically runs £195–£495 depending on volume — from a lightly-used loft up to a heavily-filled or multi-decade accumulation. Minimum uplift £45. Prices are a guide only — final quote confirmed on site or by phone. All quotes fixed in writing.

How long does it take?+Standard semi loft: 2–3 hours. Full loft: 3–5 hours. Hoarded loft: 5–8 hours, occasionally a second visit. We don't slow down to bill more — quotes are by job, not by hour.

Do I have to go up the ladder?+No. The carry-down is what you're paying us for. You stay on the landing, sort what we bring down, and we deal with the rest.

Will you damage the carpet on the way down?+We take care to protect floors and stairs with dust sheets and runners as standard.

What if there's a wasp nest or pigeon mess?+We assess before entry. Live wasp nests need pest control first (we'll pause and re-book). Bird droppings handled with full PPE and bagged separately as biohazard.

Can you do it without me being home?+Yes if access is straightforward and you're comfortable confirming by photo. Common for landlords and out-of-town family handling probate.

Do you take the insulation away too?+If you'd like the insulation removed (for example before re-insulating), just let us know in advance and we'll factor it into the quote.

What about old paperwork — bank statements, deeds?+If you ask us to keep an eye out for personal paperwork, we'll set it aside for you to look through rather than binning it. Old confidential paperwork you want shredded can be handled via a separate licensed shredding partner on request.

Can you take down a loft ladder or hatch frame?+Yes — usually as part of a pre-conversion clearance. Quoted separately as it requires a small amount of joinery.

Do you cover my area?+Full Ayrshire and Clyde coast: Largs, Ayr, Kilmarnock, Irvine, Troon, Prestwick, Saltcoats, Wemyss Bay.
