Terms & Conditions
Last updated: June 2026
1. Who these terms apply to
These terms govern all clearance, removal and waste-collection services supplied by SK House Clearance and Rubbish Removal ("we", "us") to you the customer. By confirming a booking — in writing, by phone or by reply to our written quote — you accept these terms.
2. Quotes and pricing
All quotes are issued in writing and are valid for 30 days. The quoted price is a fixed price for the scope described, not an hourly rate. If the actual job scope materially differs from what was described at quote stage (e.g. additional rooms, hidden waste, restricted access not disclosed), we will pause work and agree any variation with you before continuing.
3. Booking and scheduling
A booking is confirmed once you accept the quote in writing (text, email or reply) and we confirm the date and arrival window in writing. We work to a same-day schedule on most jobs and will give an arrival window the day before.
4. Access and parking
You are responsible for ensuring our crew can access the property safely and lawfully on the agreed date, including arranging any necessary parking, permits or building access. Where parking is restricted or charged, the cost is borne by the customer unless agreed otherwise in the quote.
5. Items not removed
The only items we do not handle are car tyres and asbestos. Asbestos requires a licensed specialist for safe disposal, and we are happy to point you to the right route. If we identify such items on-site we will advise the correct disposal route and proceed with the remainder of the job.
6. Ownership and consent
You confirm that you are the legal owner of the items being removed, or have the express authority of the owner (e.g. as executor, landlord or agent) to authorise their removal. We accept no liability for disputes arising from removal of items where consent was not in place.
7. Items of value
Where items of potential value or sentimental significance are identified during a clearance, we will pause and confirm with you before removal so you can decide whether to keep them.
8. Payment terms
Payment is due on completion unless otherwise agreed in writing. We accept bank transfer, cash and card. Commercial and trade accounts may be offered 14-day payment terms by prior arrangement. Late payments may incur statutory interest under the Late Payment of Commercial Debts (Interest) Act 1998 where applicable.
9. Cancellation
Cancellations made more than 24 hours before the agreed start are free of charge. Cancellations inside 24 hours may incur a £50 admin fee to cover scheduling and dispatch costs. Cancellations on the day of arrival, after the crew has departed the depot, may be charged at up to 50% of the quote.
10. Liability and insurance
We hold comprehensive public liability and goods-in-transit insurance. We take reasonable care to avoid damage but accept no liability for: pre-existing damage; damage to items the customer asked us to remove; or consequential losses (e.g. missed sales, delayed completions) where these were not notified to us in writing in advance.
11. Waste disposal and licensing
We are a SEPA-registered waste carrier (CBDU number available on request). All loads are routed through licensed transfer stations, with everything we can diverted from landfill via re-use and recycling. SEPA waste transfer note available on request.
12. Complaints
If you are unhappy with any aspect of our service, please contact Scott directly on 07480 164649 or info@skremovals-clearance.co.uk within 7 days. We will respond within 2 working days and aim to resolve all complaints within 14 days.
13. Governing law
These terms are governed by the laws of Scotland and any disputes are subject to the exclusive jurisdiction of the Scottish courts.
